What are “assessments”?
Assessments are periodic amounts due from each homeowner to cover Association expenses, including administrative costs; maintenance and repair of the common areas; utilities; insurance and also to provide for a reserve fund for replacement of common assets in future years.
Chimney Hill assessments are paid annually. Statements are mailed to homeowners in the month of December and payment is due January 1st.
How can I pay my assessment?
There are two ways to pay your annual assessment.
Mail check or money order to Neighborhood Services at address below or on statement.
Make check payable to Chimney Hill Association.

There is no convenience fee added.
Credit Card Payments:
Log into Members Area of website to pay with credit card.
A convenience fee is added to dues amount.
What is a “Management Company” and how do I reach ours?
A management company is a company contracted by the Board of Directors to provide such services as: collection of assessments; paying Association bills; and providing financial statements and collection reports.
Our management company is Neighborhood Services, formerly know as Neighborhoods Plus.

When is garbage and recycle pick up?
Trash pickup: Wednesday
Recycle pickup: Every other Wednesday
What are the pool hours?
Pool season is Memorial Day weekend to Labor day weekend.
Pool Hours are posted on the website.
Monday – Closed for chemical treatment
Tuesday-Friday: 12 pm to 8 pm
Saturday: 12 pm – 7 pm
Sunday: 1 – 7 pm
Lap Pool Hours: First and last two hours of scheduled pool hours.
What is a “Homeowners Association”?
A Homeowners Association is a non-profit corporation registered with the State and managed by a duly elected Board of Directors.
Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: Covenants, Conditions and Restrictions (CC&Rs), Bylaws, and Articles of Incorporation.

The legal name of our association is “Chimney Hill Association, Inc.”
What is a “Board of Directors”?
A board of directors is a governing body of a homeowner’s association elected by the homeowners, or as otherwise specified in the bylaws.
The duties of the Board of Directors are outlined in the association governing documents.
It is important to remember that the Board of Directors is comprised of unpaid volunteers who are homeowners in our community.
What is a Declaration of Covenants, Conditions & Restrictions”?
The Declaration of Covenants, Conditions and Restrictions, commonly referred to as “Covenants” or “CC&Rs”, is the governing legal document that establishes the guidelines for the operation of a planned community as a non-profit corporation.
Chimney Hill was platted and developed in nine sections over several years. Separate covenants were written for each section and were recorded at the Oklahoma County Clerk’s Office.
